Regional Realtor Association Report for April 10, 2013

As a Charlotte native, I have learned a lot about the real estate market through the tough times and the exciting times. RIGHT NOW IS AN EXCITING TIME. It is the first time in years that we are seeing multiple offers on properties in and around the Carolina's. Here are the most recent statistics for the Multiple Listing Service as of May 10th, 2013;

Charlotte Regional Realtor Association reports on the residential real estate market in this region based on Carolina Multiple Listing Services, Inc. (CarolinaMLS) data. CarolinaMLS sales for March showed the spring selling season well underway across the region with closings up 24.9 percent compared to March 2012. March 2013 sales totaled 2,621 compared to 2,098 for the same period last year.

Both the median and average sales prices continued to post increases. The median sales price ($168,000) was up 9.2 percent over March 2012 ($153,807), and the average sales price in March 2013 ($216,445) was 10.3 percent higher than March 2012 ($196,214).

The average list price in March 2013 ($276,907) increased 7.2 percent over March 2012 ($258,233), bringing the percent of original list price received measure to 93 percent compared to 91.3 percent last March. Pending sales totaled 3,801, an increase of 57.8 percent over the previous period when contracts totaled 2,408.

New residential listings totaled 4,903, up 1.8 percent over March 2012. Inventory decreased 30.1 percent compared to March 2012, leaving the CarolinaMLS region with a 4.9-months’ supply of homes for sale.

The average number of days a property was on the market from the time it was listed until it closed (list to close) was 151 days, which is a decrease of 15 days compared to March 2012. Days on Market (DOM), the metric that accrues for “Active” and “Under Contract-Show” statuses only, totaled 112 days compared to 120 days for the same period last year. Foreclosures and short sales are down compared to last year, accounting for 8.3 percent of new listings and 12.3 percent of all closed sales in March.
